Ask a contractor in Vermont how long the building season is and you will hear “May through October.” That is the standard answer, and it is roughly correct for outdoor construction work. But when you subtract the weeks lost to mud season, rain delays, holiday slowdowns, and the transition periods at each end of the window, the actual number of reliable, full-productivity construction days is significantly less than six months.
Understanding this matters because most project timelines are built on the assumption that the full May-through-October window is available. When reality cuts into that assumption, projects run late, budgets overrun, and contractors scramble to close in structures before winter arrives. Planning around the real calendar, not the theoretical one, is the difference between a project that finishes on time and one that does not.
The Calendar Most Contractors Use vs. the Calendar That Actually Works
May: Not as Open as It Looks
May is supposed to be the start of the building season, but in northern Vermont, the first two to three weeks of May are often still affected by mud season conditions. The frost is not fully out of the ground in many areas until mid-May. Unpaved roads and driveways may still be posted with weight restrictions by the town. Job sites that sat under snow all winter need to be cleaned, dried, and prepped before work can begin.
Concrete work is also limited in early May. Overnight temperatures need to stay above 40 degrees Fahrenheit for concrete to cure properly without special cold-weather protection. In Franklin County, overnight lows in early May still drop into the 30s regularly.
The realistic start date for full-productivity outdoor construction in northern Vermont is mid-May at the earliest, and even that depends on the specific year’s weather. Some years, a wet April pushes the effective start into late May or early June.
June Through August: The Core Window
These are the most productive months. Daylight runs 15 or more hours, temperatures support all construction activities, the ground is firm and dry, and material suppliers and subcontractors are operating at full capacity.
But even this core window is not uninterrupted. Vermont averages roughly 12 to 15 days of measurable rainfall per month during the summer. Not every rain day is a lost day, but heavy rain shuts down exterior work, makes crane operations unsafe, and turns unprepared job sites into mud. A week of afternoon thunderstorms in July can cost two or three productive days.
The Fourth of July holiday also creates a scheduling gap. Many subcontractors and suppliers take the week off or operate at reduced capacity. Crane and equipment bookings around the holiday are either unavailable or carry premium pricing. Planning around this dead week is important for any project with a tight timeline.
September: The Pressure Builds
September is a productive month, but the pressure is different than in June or July. Daylight is noticeably shorter, which reduces the available work hours per day. Overnight temperatures start dropping, and the first frost in northern Vermont can arrive as early as mid-September in low-lying areas.
Contractors with projects that need to be closed in before winter are racing to get roofs, siding, and windows completed during September. This creates a secondary demand spike for cranes, subcontractors, and materials that can be as intense as the June peak.
The smart contractors have their structures closed in by the end of September. The ones who are still framing in October are in a race they may not win.
October: The Closing Window
October is the last full month of outdoor construction in northern Vermont, and it is unreliable. The first half of October can be productive, with cool but workable conditions and stable weather patterns. The second half is a gamble. Hard frosts become regular, daylight drops to 10 to 11 hours, and the first significant snow can arrive by late October.
Concrete, painting, roofing, and siding all become weather-dependent in October. A warm, dry October extends the season. A cold, wet October ends it abruptly. Contractors who plan to “finish up in October” are betting on weather they cannot control.
November Through April: Limited and Specialized
Outdoor construction in northern Vermont is largely shut down from November through April. There are exceptions: interior work in enclosed structures continues year-round, modular home settings on prepared foundations can happen during winter freezes, and emergency work (storm damage, tree removal) does not wait for spring.
But for new construction, additions, and exterior renovation, the window is closed. Any work that requires exterior exposure, wet-trade finishing (concrete, masonry, stucco), or crane operations on unprepared ground is impractical or cost-prohibitive during these months.
Counting the Real Days
Here is a conservative estimate of actual productive outdoor construction days in a typical northern Vermont year:
- May: 10 to 15 productive days (second half of the month)
- June: 20 to 22 productive days
- July: 18 to 20 productive days (minus holiday week and rain)
- August: 20 to 22 productive days
- September: 18 to 20 productive days
- October: 10 to 15 productive days (first half reliable, second half uncertain)
Total: roughly 96 to 114 productive days per year.
That is about 20 to 23 working weeks. Not six months. Not 130 days. The real number, after subtracting weather losses, holidays, mud season, and the ragged edges of the shoulder months, is closer to four and a half months of reliable productivity.
Every one of those days matters. And the days that involve crane work matter more than most because crane days are the hinge points that the rest of the schedule rotates around.
How This Affects Crane Scheduling
The compressed season has direct implications for contractors who need crane services.
Peak Demand Is Intense
Every contractor in the region is trying to set trusses, place steel, lift equipment, and set modular homes during the same 96 to 114-day window. Crane availability during this period is limited not by the crane company’s willingness to work but by the physical reality that there are only so many cranes and operators available.
Booking three to four weeks ahead during peak season is the minimum for residential boom truck work. For larger cranes or multi-day bookings, six to eight weeks is safer. Contractors who wait until two weeks before their crane day frequently find that nothing is available.
Weather Delays Compound
A crane day lost to weather in a six-month season is a minor inconvenience. A crane day lost in a four-and-a-half-month season is a significant hit because there are fewer available days to reschedule into, and the rescheduled date may push other trades back by a week or more.
Building a weather backup date into every crane booking is one of the most effective ways to protect a compressed schedule. Ask your crane provider to hold an alternate date when you book the primary one. This costs nothing and can save the project days of delay.
Early and Late Season Lifts Require Extra Planning
Crane work in May and October is possible but requires attention to ground conditions that June and July do not. Soft ground from spring thaw or fall rain affects crane setup. Shorter daylight limits the available work window. Cold temperatures affect crew productivity and may limit certain types of finishing work that follow the crane lift.
For early and late season crane jobs, communicate the timing to your crane service provider so they can plan for ground preparation, appropriate equipment, and realistic scheduling within the shorter daylight window.
How to Plan Around the Real Calendar
Front-Load the Schedule
Do not count on October to finish what should have been done in August. Build the project schedule so that critical exterior milestones (trusses set, roof closed in, siding complete) are targeted for completion by the end of September. If October cooperates, you are ahead. If it does not, you are still on track.
Book the Crane First
The crane day is one of the first things that should be scheduled, not the last. Once you know the approximate date for trusses, steel, or equipment placement, book the crane. The crane date becomes the anchor that the rest of the schedule is built around.
Build Weather Buffer Into Every Phase
Add a one-week buffer to every exterior construction phase. If the framing should take two weeks, schedule three. If the roofing should take one week, schedule 10 days. The buffer absorbs rain days and minor delays without cascading into downstream trades.
Coordinate Subcontractors Against the Real Calendar
When booking subcontractors, communicate the real timeline, not the optimistic one. If the trusses are being set in mid-July and the roofer needs to start by July 25, make sure the roofer is booked with that date confirmed, not a vague “end of July.” In a compressed season, a five-day difference in subcontractor scheduling can mean the difference between finishing exterior work in good weather and scrambling in October.
Use Winter for Planning and Prep
The months when outdoor construction stops are the months when next year’s projects should be planned. Permits, engineering, material orders, crane bookings, and subcontractor commitments can all be locked in during the winter so that when May arrives, the project is ready to hit the ground running.
Every Day Counts More Than You Think
Vermont’s construction season feels like six months but delivers closer to four and a half months of reliable productivity. The contractors who finish on time and on budget are the ones who plan around the real calendar, not the one on paper.
